Buying Move-In Ready, is a TRAP.
- No Immediate Repairs: You can move in immediately without needing to paint, replace flooring, or fix structural issues.
- Functional Systems: Plumbing, electrical, and heating/cooling systems are reliable.
- Functional Kitchen/Bath: Appliances are often included and working, and bathrooms are ready to use.
- Implies :Well Maintained, NOT perfectly Updated!
According to my maths, EdHooksJr, Real Estate Advisor (brokered by eXp Realty), Move-In Ready typically means lower chances of Buyer to enjoying Home Value appreciation in the nearer term. And Higher chances the Buyer will be surprised by something within the first year. The flipper will make enough repairs and updates to pass the property on at maximum profit. In many cases, papering over long term depreciation and deferred maintenance issues to the point that the Buyer does not really know what they are buying.
Give me an honest home, that has some scuffs of normal wear, but all of the system components are either as new or better quality than when the Home was constructed. Home Valuations that are automated capture only location, size and neighborhood averages. If the place needs updates, make a plan for WHEN that can happen, or if it is a must have update. Re-Selling an honest home is honestly less stress and a better financial move. This is because buying improvements on the way out removes all enjoyment and returns LESS than your invested amount in most cases. Also LOWER Sale Prices mean lower transaction costs, taxes, and sweating out the Sale closing.
How Do You PRICE the Honest Home Sale?
My ideal valuation will depend on the Update Level and the Neighborhood theoretical MAXIMUM. You coud call this the After-Repair Value (ARV). If the home needs updates, we price them to neighborhood standard QUALITY for fittings and finishes. If the home needs major system refreshes in the next (5) years I want to include those in my Projects Scope. Sum the update Project Scope for improvements needed to achieve neighborhood maximum, and deduct the amount from the ARV to estimate your BREAK-EVEN Offer amount. When a marketed listing for sale is WELL PRICED, you can expect your number to be +/- 3% from the Sellers ASKING price.
How About that Move-In Ready flip?
I have to inspect even harder to find the hiding deferred maintenance now. Same Calculuations are needed for the Flip property. If the flip was down to studs I may not have Room Renovations on my list, but LVP flooring and Aging Mechanical & Electrical Systems are still a risk for the beautified Investor Specials. Beware!
A Seller ask lower than my All-In-Moves(tm) projects Break-Even number is not usually happening in 2026. If the Seller is significantly HIGHER than 5% away from your number, you can be sure that you are paying for Deferred Capital Projects - I call this buying for LOVE, not money. If you want it BAD, you get it bad. WE won't know HOW bad until the accounting is done when YOU sell the Home on down the road.
